This elegant apartment is composed by a large and bright living room with three sofas, a large dining room next to the fully equipped kitchen, one double bedroom with bathroom en-suite with shower, another bathroom with bathtub and a wonderful roof terrace (Altana) from which you can see the St. Mark’s Bell Tower. The terrace is perfect to admire and enjoy the magnificent show of fireworks at Redentore Feast and for the New Year’s Eve.
You will fall in love with this apartment!
Near the property, there are coffee bars, good restaurants, supermarkets, grocery shops and the fashion district of Venice, with shops like Prada, Gucci, Yves Saint Laurent etc.
The apartment is on the 4th floor whit elevator.

The entire flat is at your disposal
Upon your arrival you will be asked for your valid identity documents, the payment of the city tax for the Municipality of Venice (4 euros per person per night for the first 5 nights) and the signing of the short rental contract, which we will be happy to send you before your arrival.
A holiday spent in a flat is an immersive travel experience and, even if only for a few days, it will make you feel like a citizen of Venice but you will not have the typical hotel services.

As there is no concierge service, checkin times are from 13:00 to 19:30; with an arrival between 20:00 and 22:30 there is an extra charge of 50€ to be paid in cash upon arrival. Between 10:30 p.m. and 11:30 p.m. checkin is not guaranteed, but subject to availability, with a surcharge of 65€; after midnight checkin is impossible. Check-out is at 10 a.m. (to allow for cleaning and preparations for the next guests). The host’s availability is guaranteed from 10.00 am to 8.00 pm.

Venetian House With Terrace

Our home is a charming, spacious, bright, three levels indipendent house, in the heart of Venice, with a beautiful terrace where you can spend your relaxing moments.
It is few steps far from the San Toma ‘ boat stop, in the district of San Polo.
The delightful terrace is perfect for taking a break after sightseeing towards calli, campi, canals and after visiting Venetian museums.

San Toma’ House is a typically Venetian house with a private entrance, located very close to the railway station Santa Lucia and Piazzale Roma (the final access area to the city for cars and buses) and really near to the main tourist attractions of the historical core of the town.
At the ground floor, there is the comfortable dining area with a fully equipped kitchenette and bathroom with shower; at the first floor, you will find the large living area with the exit to the terrace.
At the second floor, there are two bedrooms, one double and one twin, both with ensuite bathroom.
Nearby there are supermarket, pharmacy, tobacco shop, bars, restaurants and shops.

It will be a true pleasure to host you, but before proceeding with the booking, please read the following rules:

Upon your arrival, you will be required to provide valid identification documents, pay the tourist tax for the Municipality of Venice (€4 per person per night for the first 5 nights), and sign the short-term rental agreement, which I will be happy to send you in advance for your review.

Staying in an apartment offers an immersive travel experience, and even if only for a few days, it will make you feel like a resident of Venice. However, please note that you will not have the typical hotel services.

Since there is no reception service, check-in is by appointment and available from 1:00 PM to 7:30 PM. For arrivals between 8:00 PM and 10:30 PM, there is a €50 surcharge to be paid in cash upon arrival. Between 10:30 PM and 11:30 PM, check-in is not guaranteed but subject to availability, with a €65 surcharge. After midnight, check-in is not possible.

Check-out is at 10:00 AM to allow for cleaning and preparation for the next guests. If no new guests are arriving the same day, you may leave your luggage in the apartment until 12:00 PM (this service is subject to availability).

The host is available from 10:00 AM to 8:00 PM.

The apartment is three minutes walking far from the Santa Maria del Giglio boat stop, perfectly connected if you arrive whether by plane, train or by car and it is located in an excellent position for visiting the city, as it is close to San Marco Square, the Rialto Bridge, the Accademia Galleries, Palazzo Grassi, Palazzo Fortuny as well as the Guggenheim Collection Museum, the Basilica of Santa Maria della Salute.
Our apartment is a small nest, welcoming, fully equipped and furnished in vintage style.
Not far from it, there is a well-stocked supermarket and well-known bars and restaurants.
The apartment has a free wi-fi internet connection, linen, air conditioning and heating.
It is on the fourth floor without a lift.
