The websites www.veniceatually.com are owned by Venice Actually S.r.l., a service company based in Venice San Marco 4233, that provides benefits for owners and users for the use of apartments for short or medium term, exhibition spaces, pop-up stores, as well as any additional services requested and explicitly agreed in advance with Venice Actually srl or third party providers.

Dear Customer, the reservation that you are about to make, is subject to the acceptance of the conditions described below, therefore, please read them carefully as they are part of the contract.


Book your apartment for your stay in Venice, is really easy. The navigation of website will give you step by step all information to make the reservation. Within 24 hours you will receive an email with the information necessary to complete the reservation. You will be asked to pay the rental deposit equal to 40% of the rental fee that must be made when you bokked the apartment; the payment is possible or by wire transfer or by credit card through the PayPal system: will be you to decide, during the reservation, what method you prefer (unless otherwise specified). The balance of the rental fee of 60% must be paid not later than the sixteenth day from the date of your arrival. In certain cases you may pay the balance in cash at your arrival. If the booking of the apartment is made within 15 days from the date of your arrival, you will be asked to pay the full amount at the time of booking, unless otherwise specified. Please note that the payment must be made in Euros.

Upon receipt the deposit, Venice Actually S.r.l. will issue a receipt of payment and the reservation will be effective.

Booking acceptance is strictly subject to the availability of the property  required and in accordance with the provisions of the law, in addition to the payment of the rental deposit. Your reservation will be completely erased (without any obligation to refund the deposit), if the balance is not paid within the terms established in our e-mail confirmation.

The rent includes water-supply, electricity, gas and domestic linen, for the period of your stay. If necessary, linen changes and cleaning service will be provided in addition to that on your arrival, service charge


If you need to cancel your reservation, we wish to inform you of the following rules: the cancellation of your reservation must be made by email at info@veniceactually.com before the date of your arrival. The cancelling will be effective after our reply email and will attest the arrival date of your email.

If the cancellation is made:

  • 60 days before your arrival date you will be refunded 100% of the amount paid-
  • Between 60 and 40 days you will be refunded 80% of the amount paid-
  • Between 40 days and 20 days you will be refunded 50% of the amount paid-
  • Between 20 days and 15 days you will be refunded 30% of the amount paid-
  • Within 15 days from the date of your arrival, no refund will be given.If you decide to leave the apartment earlier than the date of check out agreed with us, no refund will be given.
  • If, for any reason and at any time the cancellation should be made by the owner of the property that you have chosen, will be the the property  owner to reimburse the full amount of the deposit paid by you and any damage; Venice Actually S.r.l. is not responsible, as disclaimer at the bottom, but we will propose another solution of the same type for you, compatibly with availability.

The day of your arrival you will be asked to pay a security deposit (in cash and in Euro). The amount will be communicate in our booking confirmation email and will be returned the day of your departure after check of the rented property from ours representative.In the event of accidents caused to equipment of the apartment, you must inform us immediately. In case of damage, we reserve the right to deduct from the deposit the costs for repairs or the value of the damage. If the value of the damage is higher than the deposit, you will have to pay the difference or by credit card or bank transfer within 10 days from receiving the report of expenses. 

In case of loss of the key during your stay, you will be asked the cost of a new key.In case you have forgotten the key inside the apartment, you will be charged from € 50 to € 200 for the call to our staff. The subscriber is responsible for everything inside the apartment.

The check-in time is between 1:30 PM and 7:30 PM; check-out is no later than 11:00 AM (with the possibility to leave your luggage in storage until 13:00 PM)In the event of check-in/check-out outside the above times, you will be asked to pay a charge of € 50 in cash at the time of your arrival or departure. To best organise the meeting with you and our representative at fixed meeting point, please inform us at least 5 days before your arrival date about your arrivals details (flight number or train, arrival and departure time, departure city, etc,). If you want we can also arrange transfer service from your arrival place in Venice (airport, railway station or car parking) to meeting point with our representative  or, if you prefer,we can give you all information for public transport service.

We also wish to inform you thatit is forbidden to sublet the apartment.

The house rules, if any, must be carefully observed and outrageous and unlawful behaviour against public decorum or that could disturb others will not be allowed. The person who signed the lease is responsible for all the other occupants of the apartment.Venice Actually S.r.l. reserves itself the right to ask you to leave the apartment in case you don’t comply with the rules above.Venice Actually S.r.l. is not responsible for any accidents that may happen to the guests in the apartment for interruption of public services (water-supply, electricity, gas).Upon your departure, you must leave the apartment clean and tidy as you found it, we reserve the right to charge an additional cost of Euro 50,00 in case it appears very dirty.The garbage must be left outside the apartment every morning, except on Sundays and public holidays, no later than 8:00 AM, according to the regulations of the City of Venice.In the event of a malfunction of the installations or equipment, you must notify us immediately in order to resolve problems as quickly as possible.Please also read the disclaimer statement at the end of this document.
